When it comes to buying a home, the list of things that buyers cite as ‘must haves’ changes regularly, driven by social media and the latest celebrity trends.
This year, Manning Stainton branch managers across the city have noticed some key things that are popular amongst Leeds homebuyers right now.

Hide AdThe property experts told the Yorkshire Evening Post what is currently topping the list of “must haves” for local people looking to buy a new home in Leeds:
Dressing rooms
“Buyers now want as much space as possible in their sleeping spaces, so they can streamline the room, create a relaxing environment and invest in a large bed. Because of this, we’re seeing more buyers looking for separate dressing rooms, where they can put their wardrobes and dressing tables to free up space in their bedrooms.
“If you have a small, unused bedroom and are planning on selling your home, it’s worthwhile thinking about transforming it into a dressing room before you put it on the market.”
Coloured bathroom suites
“Good bathrooms have always been a big selling point, but this year, more buyers than ever before are on the lookout for bathrooms with partially coloured suites and bold, bright touches. Avocado suites used to be a huge turn-off for buyers, but they are coming back into vogue and are now a huge selling point for many.

Hide Ad“Black and pink are the most popular colours amongst Leeds buyers, with black toilets, black grout and black taps also being a big hit. Bright wallpaper in bathrooms is also very on trend right now, so if you want to spruce up your bathroom before selling, but don’t want to fork out on a new suite, think about creating a bright bold feature wall or add bold, colourful accessories.”
A downstairs loo
“Branch managers across Leeds say that local buyers now often cite a downstairs loo as an absolute must. People don’t want to have to go upstairs every time they need the loo, or to have guests traipsing up and down the stairs every time they’re entertaining.
“Other factors driving this trend include buyers thinking about their future needs as they age, and people wanting to make life easier for elderly relatives who might struggle with stairs when they visit.”
Garden rooms and outside bars
“Outside bars and summer houses really took off during the Covid pandemic, but they’ve remained a key ‘must have’ for many buyers across the city.

Clever storage solutions
“People now have more stuff than ever before, which means they need discreet and innovative places to store them. Understairs storage solutions are a huge hit amongst local buyers, as are boarded-out loft spaces.
“Buyers now actively ask about, and look for, storage solutions when they’re viewing a home, so it’s a great idea to incorporate good storage options into your home before you put it on the market.”
