Landlords across Leeds and West Yorkshire are being urged to check their paperwork and insurance as sweeping new rental rules reshape the private sector.

Landlords across Leeds and West Yorkshire have been handed a stark warning: check your tenancy agreements, paperwork and insurance now as sweeping new rental rules reshape the private sector.

The Renters’ Rights Act brings some of the biggest changes to renting in England for decades, affecting everything from evictions and rent increases to pets and tenant protections. Landlords can find practical guidance through AXA’s landlord advice resources — and the changes could prove costly for those caught unprepared.

One of the biggest shake-ups is the end of Section 21 “no-fault” evictions in England. Landlords can no longer simply ask tenants to leave at the end of a tenancy without giving a reason.

Instead, possession must be based on a recognised legal ground, such as plans to sell, move into the property, carry out redevelopment or deal with serious breaches including persistent rent arrears.

And there’s another headache — landlords will need stronger evidence and records when seeking possession. Advice on navigating the new process is available through AXA’s landlord guidance centre.

Fixed-term assured shorthold tenancies are also being replaced by rolling periodic tenancies. That could have a major impact in student-heavy areas such as Headingley and Hyde Park.

Rent rises face tighter controls too. Increases are limited to once every 12 months, while tenants can challenge rises they believe are unfair. Rental bidding wars, meanwhile, have been banned.

Pet rules have also changed. Landlords cannot impose blanket bans, with tenants able to request a pet and refusals needing reasonable grounds.

There are enhanced protections for tenants with children and those receiving benefits, alongside tougher expectations around property safety and maintenance.

Insurance is another potential sting in the tail. AXA is urging landlords to check their policies carefully because changes in tenants, property use or pet ownership could affect cover. Some policies may exclude damage caused by pets, including scratching and chewing.

Landlords may also face more extensive tenant checks, while the more formal possession process could mean increased legal costs and financial pressure.

The message for landlords is simple: don’t wait until there’s a problem. Review tenancy agreements, keep detailed records and make sure insurance matches the property and current circumstances. Further landlord advice from AXA is available for owners looking to navigate the changes.
