The new owner will benefit from a well-equipped and attractively presented café in a prime location, currently generating an impressive combined weekly turnover of approximately £3,000.

The ad listing said: “Due to young family commitments, the business is operated predominantly by staff – ideal for a new more hands-on owner operator to reduce overall wage costs and increase profitability.

“The property is owned by our client, who is prepared to offer a new lease at a very competitive rent, especially considering its prominent position. Wonderful scope for enthusiastic new owners to take the reins here, extend opening hours and build on the solid foundations.”

Ideally situated next to one of Morley’s main car parks, the single storey premises is deceptively spacious and includes a large open-plan café area with seating for 32 customers in comfort. Counter and servery area leading to a generously sized kitchen, store room and WC facilities.

A second kitchen and food preparation space is used for the outside catering element of the business which has grown in popularity over recent years, primarily by word of mouth and recommendations.

Nicole’s enjoys a weekly turnover of £3,000 and an annual turnover of approximately £156,000. Net profits have not been disclosed.
