There will also be cycle and shower facilities in the basement.

When completed in July, the Let Ready studios are being created, the offices will offer fully furnished workspaces for teams of 4 to 24 people.

The developers says this will enable a company to move in, plug in and start work immediately.

Robert Morton, investment manager at CEG, said: “The Let Ready studios have been a phenomenal success at our nearby Kirkstall Forge development and Westminster Place in York.

"By including this type of workspace at Albion Street we can complement our out-of-town offer with a prestigious city centre address, just a stone’s throw from the station.

“Let Ready Go is perfect for start-ups, as well as established businesses wanting a regional base or extra fully-furnished project space with easy in/out leases.

"Our Let Ready Custom offer delivers bespoke designed workspace with no upfront costs.

“We also offer Let Ready Complete which provides a comprehensive all-inclusive service from Covid secure cleaning to maintenance, data, green energy and utilities management benefiting from CEG’s national buying power.

"We also ensure the business is up to speed with all fire and other legislation taking any worry away from managing premises.”

Fox Lloyd Jones and WSB Property Consultants LLP are appointed as agents marketing Albion Street on CEG’s behalf.

Nick Salkeld, Director at Fox Lloyd Jones, said: “We continue to see workspace strategies evolve following the pandemic, with occupiers more often seeking increased flexibility and fully furnished solutions to minimise capex requirements.

“CEG’s Let Ready model ticks these boxes and importantly bridges the gap between traditional leased space and serviced offices, with the suites benefiting from their own kitchen and meeting rooms on easy in / out all-inclusive terms.

"The scheme compliments the building and wider CEG Leeds portfolio, giving occupiers the opportunity to seamlessly grow into new build workspaces coming on board in both Temple and Kirkstall Forge.”

Duncan Senior, Partner at WSB added “Let Ready at 84 Albion Street provides an exciting alternative to both serviced and traditional offices in the City by offering businesses the benefits and amenities of serviced space on all-inclusive rents and flexible terms, whilst also allowing them to utilise and adapt their space to maintain their own unique brand and identity."
