Development site is original location where founder Thomas Barnado built accommodation for underprivileged girls

SiteSales Property Group, a leading residential property sales and development consultancy in London and the South East, has launched phase five of the Barnardo’s Garden Village development, continuing a successful relationship with the children’s charity Barnardo’s which has raised over £56 million in sales since 2014.

SiteSales Property Group started working with Barnardo’s in 2010 to develop its Garden Village in Barkingside, London, to raise funds to build a new head office for the charity while providing high quality housing and benefits for the local area. Overall, it has marketed and sold 176 units in the development to date.

As part of the final phase, SiteSales will manage the sales and marketing of 34 units, including 26 apartments converted from period cottages built in 1875 and eight new build one and two bedroom apartments ranging in price from £280,000 to £475,000. The cottages were the original Thomas Barnardo residences that were used to house unwell children and resident nurses of the day that took care of them, in many cases until adulthood.

The firm was involved in the project from the start, and played an instrumental role in the design, planning, specification and development stages. It oversaw the appointment of the developer, awarded to Sherrygreen Homes, as well as the architects - ATP Architects, the chartered surveyors - Martin Arnold Associates. Owing to Barnardo’s status as a charity, SiteSales Property Group formulated a bespoke model to ensure transparency and financial flexibility while keeping risk and cash input from the charity to a minimum.

Focus for the development project was placed on retaining the village atmosphere and historic nature of the site, which includes a mesmerising ‘village green’ around which the latest homes are set.

We also instigated the Charity’s own form of affordable housing on some of the apartments that went to prioritised people beginning with employees of Barnardo’s.
