Why this village has become one of Leeds’ most talked-about neighbourhoods
Demand for homes in Farsley is booming - here’s why 🤔
A Leeds village has become one the city’s most talked-about neighbourhoods with families pulled in by the area’s creative businesses and smart properties.
That’s according to a property expert who says Farsley has been attracting attention from house-hunters.
Benjamin Banks, manager at Manning Stainton’s Farsley branch said the combination of character homes, independent businesses and easy access to Leeds and Bradford makes the former mill village an increasingly popular choice for buyers.

He said: “Demand for homes in Farsley has boomed in recent years, particularly from first-time buyers and young professionals who love the lifestyle that this hip West Leeds village offers.
“Just six miles from the city centre, it’s a fantastic suburb with a proper community feel, full of like-minded people.
Benjamin continued: “People who’ve done their time in the city centre are also now flocking to Farsley to put down roots. Primary schools are excellent here, as well as the park, popular soft play centre Jackaboos, and nearby canal walks, all of which are a draw for young families.”

The average price of homes Manning Stainton sell with Farsley is between £220,000-£250,000, with many smart Victorian villas or cottage-style terraces on leafy streets going over the asking price.
Farsley was named one of the coolest neighbourhoods in the UK by The Sunday Times in its 2025 Best Places to Live guide, and its reputation has grown as new independent businesses have arrived in the area.

For Benjamin, it’s the suburb’s local shops, cafés, restaurants and bars, combined with the regeneration of the historic Sunny Bank Mills, which has put Farsley on the map.
Benjamin said: “Sunny Bank Mills is a destination in its own right, attracting people from all over Yorkshire. They come and see what Farsley is all about, go for a coffee at The Mill Kitchen, grab a pizza at Grumpy’s and maybe a pint at Amity Brew Co, see the cool co-working spaces popping up - and it piques their interest in what it would be like to live here.
“That cultural transformation has helped create something that can be difficult to manufacture through new housing developments: a genuine sense of place.”
Benjamin also highlighted that Farsley also remains a strong commuter region with New Pudsey station close by, regular services to Leeds and Bradford, and road links across West Yorkshire through the A647 and A6120.
He said: “Our buyers in Farsley don’t want to feel disconnected from Leeds city centre, needing easy access for work and social occasions, so it’s great to have New Pudsey train station within walking distance.”
Farsley’s rise has been part of a wider shift in the Leeds property market as The Times identified LS28 as one of Leeds’ key hotspots for home movers.
As buyers look for neighbourhoods with more space, better value, and a strong community feel, Farsley is proving to be a more and more popular place to choose.
