Two landmark 19th-century villas in Far Headingley have reached a major milestone after construction works were completed on their restoration, paving the way for the delivery of new high-quality homes within one of Leeds’ most significant regeneration projects.

Moor Grange and Moorfield Lodge, at the heart of the Spinning Acres scheme, have now achieved Practical Completion following an extensive programme of conservation and modernisation works.

The buildings, which sit overlooking the central green within the development, are being brought forward as part of a £5 million regeneration project that will see them converted into a mix of apartments and houses, blending historic character with modern, sustainable living.

Once complete, Moor Grange will provide six apartments and two houses, while Moorfield Lodge will deliver a further six apartments.

Miles Pickard, Director of Pickard Properties, said reaching this stage marked a defining moment for the wider development.

“These are remarkable buildings with deep historic roots in Far Headingley and seeing them structurally complete and ready for the next phase is something we’re incredibly proud of,” he said.

“They sit at the very heart of Spinning Acres, both physically and historically, and they help define the character of the new community we’re creating.”

Construction works were delivered by Weetwood-based contractor C & AJ Marshalls, with the project requiring a careful balance between restoring original architectural features and upgrading the buildings to meet contemporary living standards. Works included structural repairs, detailed conservation activity and the integration of modern building systems designed to support long-term, low-carbon operation.

Andy Barratt, from C & AJ Marshalls, said working on the villas had been both challenging and rewarding.

“Working on historic buildings like Moor Grange and Moorfield Lodge is always a privilege,” he said.

“The key is getting the balance right, respecting what makes these buildings special while ensuring they function as modern homes. It’s been hugely rewarding to see them reach this stage and to hand them back ready for the next chapter.”

The restoration forms part of a wider £40 million investment programme at Spinning Acres, which is transforming a former University of Leeds estate into a design-led residential neighbourhood within the Far Headingley Conservation Area.

Before becoming part of the university estate, the villas served as private Victorian residences linked to some of Leeds’ most influential 19th-century figures.

A strong emphasis was placed on using a predominantly local supply chain throughout the construction phase, with most contractors and suppliers drawn from Leeds and the wider Yorkshire region. While some specialist elements, including ground source heating systems and stained-glass restoration, required expertise from outside the region, the overall delivery remained firmly rooted in the local economy.

Project management services were provided by Fox Lloyd Jones, which coordinated the complex restoration programme.

Andrew Doidge, Senior Quantity Surveyor at Fox Lloyd Jones, said the villas were central to the vision for the development.

“Bringing forward homes of this quality within historic buildings requires close collaboration,” he said.

“These villas demonstrate how heritage assets can be successfully repurposed to meet modern living expectations while contributing to a strong sense of place and community.”
