Rejected Leeds pub plan is revised

Proposals to change a former Leeds pub into a series of bedrooms will be considered by councillors, one year after it was refused by planning chiefs.

Leeds City Council’s South and West Plans Panel will meet on Thursday to discuss the plans to change the use and make alterations The Omnibus, a former pub in Throstle Road North, Middleton.

The latest application by PCC (Yorkshire) Ltd has been revised after councillors rejected initial plans in 2016 over concerns about facilities, layouts and the number of rooms.

In the new proposals, the number of bedrooms would be limited to nine, according to a report prepared ahead of the meeting this week.

The plans are recommended for approval, subject to conditions.

The report said: “The application site is situated in a sustainable location with good links to employment and education institutions and as such is suitable for this form of housing in this respect.

“The external changes to the property are minimal and represent acceptable additions in design and character respects, subject to conditions.”

A total of 33 letters, objecting to the previous application, were submitted in 2017.

The revised plans have attracted three letters of representation from the community.

Under the proposals, the former pub will be split into nine bedrooms and each will include an en-suite shower and toilet facilities.

The previous rejected scheme outline plans for 10 bedrooms on the ground floor of the building, and a further five on the first floor.

It was refused on “amenity grounds” over concerns about lack of privacy, bathroom facilities and layout.
