Objections to Leeds housing development to be overruled

The re-development of Snittles Farm, off Gelderd Road on the outskirts of the city would see 87 homes built on redundant agricultural land.

The mix of two, three and four bedroomed properties would be accessed via a recently built modern housing estate at New Village Way and sit next to the M621 motorway.

Local residents and councillors say plans, from builders Berkeley DeVeer, are too close to the motorway, will impact on wildlife, traffic and the well-being of local people and that schools, doctors and local roads can’t cope with the extra people it will bring.

However, council planners say the benefits will outweigh any harm caused after attaching a number of conditions to the planning permission should it be granted at a meeting later this week.

They include 15 per cent of the homes being classed as ‘affordable’, green space maintenance, £20,000 to install two new bus stops, a travel plan fund of £43,065 and a contribution of £3,000 per property towards an improvement scheme on the A6110 Outer Ring Road, particularly the A643 Elland Road / A6110 junction.

Council documents being presented to the South and West Plans panel on Thursday say: “The application site presents challenges due to its proximity to the M621 motorway. However, it is considered that on balance the proposed scheme represents an acceptable solution.”
