Mini motorway Leeds village plan to be considered

The application is for a site in New Village Way, Churwell. A report being presented to the South and West Plans Panel at Leeds Civic Hall later this week admits the proximity of the site to the M621 “has created a challenge”.

The proposal has already been refused once, and concerns discussed at a previous meeting last month included noise, spacing of the houses and infrastructure needs.

After the applicant went back to the drawing board, a number of homes have been reduced from three bedroom to two bedroom dwellings in order to meet national spacing standards. Council officers are recommending approval of the scheme. The report says: “The application site presents challenges due to its proximity to the M621 motorway.

“It is considered that on balance the proposed scheme represents an acceptable solution, in terms of its layout and design, to offer protection from [noise] to its future occupiers.

“The scheme...is adequately spaced away from the existing properties on May Avenue, to ensure the proposal would not have a significant impact on the occupiers of these existing properties.”
