Houses planned for Leeds village farm

A company called Mandale Homes North Limited has submitted an application for planning permission to Leeds City Council for the scheme at Manor House Farm on Great North Road in Micklefield.

Documents lodged with the council show that, if it gets the green light, the development would comprise a total of 12 houses.

Seven of the new houses would be three-bedroomed while the remaining five would be four-bedroomed.

The existing Manor House farmhouse would be retained, although other farm buildings would be demolished to make way for the new properties.

One of the planning documents submitted to the council says that “each dwelling will have private off street parking as well as private outdoor amenity space”.

The document also says: “The scheme has been designed to take account of the character and appearance of the wider village.”

It adds: “Existing dwellings to the north and south of the site are located at reasonable distance from the boundary of the site and benefit from existing mature boundary hedging, and therefore will not be detrimentally impacted by these proposals.” The document goes on: “In terms of residential amenity, the most significant impact will be on Manor House Farm itself, which will be encompassed on three sides by the development site.”

Comments on the application can be made to the council until July 1. The site’s planning history shows consent was given in 2007 for a change of use that included part demolition of farm buildings and the construction of new homes.

That consent has since lapsed but the new application says “it must be noted that the principle of the change of use at this site has therefore previously been accepted by the [council]”.
