WOULD-BE developers wanting to set up shop on the Holbeck Urban Village site have until February 11 to declare an interest.
There have already been inquiries into the 5.86 acre site close to Leeds city centre.
Simon Croft of the Leeds office of chartered surveyors Eddisons is hoping there will be a flurry of activity as companies vie for a place on the space near Water Lane and Globe Road.
He said that marketing of the site to potential developers has been under way since December and there have been some inquiries.
He told the YEP: "It think it is fair to say we have had a variety of parties expressing an interest."
Mr Croft said that the identity of the companies could not be revealed at this stage but that they were both local and regional.
He said: "We are pleased with the interest we have had. Experience has shown these things are difficult to predict. You never know till you get there."
He said that the majority of the sites are cleared sites ready for development.The full site includes approved plans for a 78-bedroom hotel at the junction of Globe Road and Water Lane.
A full planning consent has also been granted for a part five, part six storey office scheme with three retail units to the ground floor.
Outline consent is in place for a mixed use scheme comprising 263 residential units and in excess of 86,000 sq ft of retail and leisure space.
The site also includes a tenanted industrial unit which extends to over 45,000 sq ft.
Mr Croft said: "This is an exciting opportunity, close to Leeds city centre which has already attracted significant interest from a number of potential developers."
