Andy Bonner, Linley & Simpson sales manager, said: “ Out of 10,000 properties in the heart of the city centre, I can think of only one other that has its own private garden space.

“We were inundated with requests for viewings. As you can imagine, people were drawn by the appeal of having their own little green oasis bang in the centre of Leeds.

With a sale secured in double-quick time, the branch will not only be handing over the keys of the property to the successful buyers.

It will also be giving them a free lawnmower - which is part of the personalised marketing campaign that the company launched to maximise appeal in the property.

Mr Bonner added: “A lawnmower is probably not something that the typical person looking to take advantage of city living would have or think they would ever need, but this isn’t a typical property - and we thought it would make an appropriate moving-in present.
