Plans unveiled for Leeds 46 storey skyscraper to create one of the UK's tallest residential buildings

An application to build a 46 storey residential building comprising 604 apartments have been submitted to Leeds City Council.

The skyscraper, dubbed Springwell Gardens, is planned for land currently occupied by a two storey vacant office building at the junction of Whitehall Road, Springwell Road and Springwell Street in the Holbeck area of the city, around 15 minutes walk from Leeds Railway Station.

At 142 metres tall, it would be among the tallest residential buildings in Britain, higher even than the arch structure above Wembley Stadium, and the biggest in Yorkshire.

The application has been made by CityLife, Nick Brown Architects and ID Planning and will comprise a mixture of one, two and three bedroom flats, as well as 300 sq ft of commercial space and two “sky gardens” - communal sheltered garden areas which planners say will offer panoramic views of the city.

The developers said: “Citylife’s vision is to create a vibrant and sustainable new community on the important artery of Whitehall Road, in Yorkshire’s tallest residential building.

“This will represent a natural progression of the development growth along this important road, following the likes of Wellington Place, One Whitehall (new home of the Yorkshire Post) and the Green Bank development.

“The mixed use 46 storey building is strategically located to help establish a step-change in quality for the North West part of Holbeck.

“The key feature of the building is the provision of generous amenity and greenery, this time in the form of vertical sky gardens . This compliments the shared landscaped courtyard at first floor level.”

The application also contains proposals for car parking spaces, electric car charging points and zones to store bikes.

Regarding the Sky Gardens, CityLife said: “These amazing communal spaces benefit from being usable 365 days of the year, without being susceptible to inclement weather and high wind speeds.”

The plans are the second wave of a development in the Holbeck which the development team has committed to.

If approved the development would be significantly taller than Bridgewater Place, the current tallest building in Yorkshire at 112 metres.

It would also eclipse the planned Altus House development in the city, which will stand at 114-metres tall and was due for completion in Autumn of next year.
