A LEEDS home is offering the perfect solution to the problem of noisy neighbours.
For the three-bedroom property is Horsforth Cemetery Lodge and is inside the graveyard.
The stone-built house is for sale at the next Eddisons auction in Leeds at a guide price of £190,000.
And Tony Webber of the firm is giving it the full estate agent sell. "This is a very imposing property which despite needing some modernisation has the scope to become a magnificent family home in a much sought-after area," he said.
He said the Leeds City Council property was now surplus to requirement
"I think a caretaker lived there for many years but not recently. The council has decided to sell it to raise some capital."
The Lodge is within the main gates of the cemetery on Calverley Lane.
"There will be an obligation on the owner to make sure the gates are unlocked at the appropriate times. It must also remain residential."
The lodge is one of more than 80 lots for auction including Bentley primary school, Meanwood at offers over £650,000, and Clifford Primary School, Clifford, Wetherby (£750,000).
"With many lots priced to sell, buyers will feel Christmas has come early and there is definitely the chance to pick up a bargain long before the January sales start," said Mr Webber.
The auction is on Thursday, December 4 at the Banqueting Suite, Leeds United Football Club, Elland Road, Leeds, starting at noon.
