Given that it’s situated close to two junctions of the extended M1 -— and with the A1 around a mile to the east of the town — it’s hardly surprising it’s a popular choice with commuters.

As well as benefiting from a convenient place in the road network, Garforth has two main railway stations linking it to Leeds, York and Hull.

For centuries, coal-mining was the major local industry in the town, but those days are gone and locals are now likely to work either in the town itself or in the centre of Leeds.

Local amenities include shops, bars and restaurants, and, for the culture-hungry, the annual Garforth arts festival — with events including comedy, theatre, music, literature, art and dance — takes place over a two-week period in June and July.

Nearby Kippax is another village that’s popular with commuters for its proximity to the A1/M1/M62. Like Garforth, its old identity as a mining community lives on among the older residents.

The high street in Kippax has a mix of independent butchers, grocers, newsagents and convenience stores.

“Houses in our area start at around £120,000 upwards, which is the perfect starting point for the first-time buyer,” says Steve Riley, branch manager at local estate agency Manning Stainton, which has properties to buy and rent in both Garforth and Kippax. “A three bedroom semi-detached house in Garforth, however, starts at around £180,000, with the average price for a three-bedroom semi at around £200,000.”

The close-knit community feel of Garforth is a major part of its appeal to home-buyers. “With an array of amenities on offer, Garforth really appeals to families, with good schools, local shops, restaurants etc,” says Riley. “However, because of the proximity to the motorway network, it also appeals to commuters.”

Riley adds: “It’s a very family-orientated area, with excellent primary and secondary schooling and great access to the major motorway networks.”
