As one of the most successful new homes developments enters its final phase in 2015, leading housebuilder Miller Homes shares why it’s such a great place to live.

Build at its h2010 development started over four years ago and, when the doors are finally closed; almost 300 homes will have been created at a prime city centre location in Leeds.

During construction it has scooped several awards including the gold award for Best Brownfield Development at the ‘What House’ Awards 2012 upholding the housebuilders vision to develop homes with energy and water saving efficiencies and declaring the area a ‘Home Zone’ where the pedestrian is more important than the car in the traffic hierarchy. The homes have been developed in conjunction with the Homes and Communities Agency (HCA) which supports the construction of sustainable properties and urban regeneration.

Miller Homes has also been scooping awards across several of its developments, including h2010, from the NHBC ‘Pride in the Job’ awards. Furthermore, it has a five star rating (the best possible) for Customer Satisfaction from the Home Builders Federation.

The development is situated on the banks of the River Aire and is ideally located just a five minute walk away from the stylish New Dock area of the City. Furthermore, there is a host of amenities right on the doorstep, including access to the Trans-Pennine trail, and it is ideally located to access the commuter network to West Yorkshire and beyond.

Primary and Secondary schools are available close by, as are everyday facilities. And then, at New Dock, there is a host of restaurants, the amazing Royal Armouries and just a few minutes walk further, the bustling, cosmopolitan city of Leeds with its shopping, award winning restaurants, theatres and arena and a nightlife to rival many a capital city.

“Having a brand new home on the banks of the river, yet so close to the bustling city, has proved hugely popular making h2010 our most sort after development to date,” commented Jan Hanaby area sales manager Miller Homes Yorkshire. “So now as we near the end of the development, with just 10 homes remaining, we urge interested buyers to visit soon and avoid disappointment.”

h2010 offers a juxtaposition of home styles ranging from two bedroom apartments – and the more luxurious duplex style penthouses – up to four bedroom family homes. All have a sleek, modern exterior with interiors that that compliment 21st century living.

There are currently a handful of three and four bedroom homes completed and ready to move into one of which is the three bedroom ‘Race’ townhouse currently priced at £177,500. This well designed property has several attractive features including Juliet balcony to the first floor living room, practical ground floor utility, three good sized bedrooms and an integral garage for storage.

This is just one of a series of properties that is available through the Government purchase initiative, Help to Buy. The scheme offers assistance for buyers who only have a small deposit of around 5% through the provision of a 20% equity loan from the Government for those who meet the qualifying criteria. This means that buyers only need to secure up to a 75% mortgage from a bank or building society meaning you could buy the ‘Race’ for just £142,000.

“Help to Buy is a really useful way to assist buyers who currently do not own their own home and are perhaps renting or finding themselves in a new situation,” said Jan. “It allows them to put down smaller deposits and gives them some financial breathing space to purchase a home that is suitable for their needs.”

And, should you need a little more room then there is also a stylish four bedroom townhouse available through the scheme too currently priced from £184,000.

Just 10 homes remain for sale until the development concludes with build expecting to be finished in the summer of 2015.

“A fantastic community has emerged at h2010 and we are very proud to have brought such a wide selection of much needed homes to the area,” said Jan. “It displays our ongoing commitment to making a real difference to people’s house buying experiences and building homes and communities for now and the future.

In fact in a recent customer survey over 97% of its purchasers would unreservedly recommend Miller Homes to others, which gives our purchaser’s peace of mind.”

You can visit h2010 at Yarn Street, Hunslet, Leeds, LS10 1NY Thursday to Monday from 10.30am to 5.30pm or call the team on 0808 250 6360.

Miller Homes also has a development located just a few miles from the city at East Ardsley. Stonebridge Fold offers a range of properties including one and two bedroom apartments. The one bedroom apartment is currently priced from £75,000 but buying through Help to Buy could mean it could cost just £56,250.
