THE first office sale has been secured at One Brewery Wharf on the south side of Leeds city centre on the banks of the River Aire.

National property consultancy Lambert Smith Hampton (LSH) brokered the deal for the 3,000 sq ft grade A office space, which sees Leeds-based design agency DS Emotion take ownership of the property in October.

Adam Varley, senior surveyor at LSH's
Leeds office, said: "One Brewery Wharf offers a rare and very unique proposition in that it's one of the only grade A office schemes available for purchase in Leeds city centre.

Despite talks of the credit crunch dominating the headlines, the strength of the long-term investment opportunity on offer has meant that inquiries into the scheme have been very forthcoming and we're expecting to complete a second sale any day now."

Angus Armitage, director of DS Emotion, added: "We've been located on The Calls for the past four years and have been watching Brewery Wharf take shape. The public realm, shops, restaurants and bars makes for a great place to work which is a real selling point when it comes to recruiting. We're also familiar with previous Rushbond Group developments and admire the company's flair for attention to detail and high specifications.

"The new office will be an inspiring environment to work in and provides us enough space to expand the team in the future – it's a great investment all round."
